Rent to Own

The HomeStay Rent to Own Program, offered by There and Back LLC, is designed to provide accessible pathways to homeownership for both first-time buyers and seasoned purchasers. This initiative combines the flexibility of rental arrangements with the stability of long-term ownership planning.

Financial Structure

  • Downpayment Requirement: A standard 20% downpayment is required to initiate participation in the program.
  • Rental Fee: A fixed compound rental fee is applied throughout the duration of the agreement.
  • Security Reservation Deposit: A deposit is required to secure the property and confirm participation.

Property Management Options

Participants may choose between two structures for property-related responsibilities:

  • Landlord Retention Model:  The landlord retains responsibility for property tax and insurance fees. The landlord’s name remains on the deed until full ownership transfer.
  • Renter Responsibility Model:  The renter assumes responsibility for property tax and insurance fees.  There and Back LLC acts as the disbursement point, ensuring proper allocation of funds.

Special Considerations

  • VA Certificate Acceptance: There and Back LLC will accept a VA certificate as proof of eligibility.  As the Company is not a mortgage facilitation or financial institution, the certificate will not be charged against the veteran.  Deposits are waived.
  • Downpayment Flexibility:  The Company may work with participants to explore downpayment considerations based on individual circumstances.

Duration of Agreement

The standard duration of a Rent to Own arrangement under the HomeStay program is approximately 15 years.  If Landlord Retention exists, ownership transfer occurs upon completion of the agreed term and fulfillment of all financial obligations.

Transparency and Options

  • As with all HomeStay programs, participants will receive a comprehensive breakdown of options and charges prior to entering into an agreement.
  • Customization of offerings and add-ons is available through consultation with a designated Property Account Manager.

Legal Framework

  • Independent Status: There and Back LLC is not a bank, mortgage lender, or financial institution.
  • Contractual Agreement: All Rent to Own arrangements are governed by written agreements specifying terms, responsibilities, and limitations of liability.
  • Compliance: Participants are responsible for adhering to local, state, and federal housing regulations applicable to their property.
